RECORD RESIDENTIAL SALE IN APOLLO BAY

A residential home along the Great Ocean Road in Apollo Bay has just sold for a record price. Darren Brimacombe from Great Ocean Road Real Estate says “the sale will certainly have the market talking.” The property is positioned on the Great Ocean Road in a strip known as ‘the golden mile’ on the northern side of the town.

The market activity has been excellent in the last 9 months and we have come through the Global Financial Crisis. With continued buyer enquiry and sales we are now starting to see consistent sales back in the middle to top-end. Although the demand in the Bellarine and areas closer to Melbourne have been steady through the last 2 years, the last 6-9 months has seen a resurgence of buyers back to Apollo Bay and surrounding regions. With the bi-partisan government announcements on the road extension to Colac and the excellent value that the Apollo Bay market offers, combined with an increasing demand on the populations of Melbourne, Apollo Bay is certainly well positioned to continue to be a great investment and coastal holiday destination.

The fifth transaction in excess of $1,000,000 in Sep/Wye River since January 2010, occurred this week. One of three “off market” negotiations that took place this week!

The Real Estate Institute of Victoria has released figures showing median prices in regional Victoria over the past year increasing by 29% in some areas and plunging by almost 8% in others.

The year’s biggest winner was the Surf Coast Shire, which had a median price increase of 29% to $600,000. According to this month’s Herron Todd White Westpac property report, prices for vacant land in regional Victoria remain strong, due to a lack of supply and increase in demand.
