The Melbourne residential house market is one of the best indicators and forward forecasting tools that we on the coast and in leisure markets within two hours of the city rely on heavily in predicting future trends.  If the current market conditions continue through the winter months and gather further momentum following the September election and into spring, the summer period of 2013/14 is shaping up to better than the one just passed.</p>
<p>With the Australian dollar losing considerable ground over the past month and the echoes’ of rising employment amidst the Ford and Target Geelong “stand downs” there still remains an air of uncertainty that needs to be overcome.</p>
<p>‘Lorne – Weekly report’. The Queens Birthday long weekend has come and gone and with significant crowd numbers continuing to enjoy Lorne and the coast, our markets have shown ongoing positive signs and results for coastal property that represents good value to discerning purchasers.</p>
<p>The sale of 24 Toorak Terrace at just under $1.3m was a solid outcome on the back of the two sales just over a million dollars at 15 George Street and 13 Hazel Street becoming unconditional.</p>
<p>The Lorne Dolphins suffered their first defeat at the hands of Colac Imperials on Saturday last and with the unfortunate loss of the four points from their first round match against Apollo Bay now have to ensure a strong second half of the year to guarantee a top three finish.</p>

<p>The Reserve Bank of Australia on Tuesday left interest rates at their historic low level which continues to provide a great platform for anyone looking to enter the coastal property scene. The continuing building of strength and momentum in the Melbourne residential property market is a great sign for the future of the coast.</p>
<p>Historically our records have indicated that the coastal market follows the trend of the Melbourne property market albeit with a six month delay. Our trends have illustrated that purchase of a lifestyle asset is very much dependent on a number of factors such as consumer confidence, the Melbourne market and increasing equity in consumer’s primary place of residence. Combined with low interest rates and a realigned property market; all the indicators appear well aligned for a steady recovery. </p>

<p>Over the 12 months to April 2013, capital city median rental rates are recorded at $474/week for houses and $440/week for units.<br />
Despite the comparatively lower level of value growth for housing, over the past five years rental rates have increased at an average rate of 5%.<br />
These rental trends are also applicable to our coastal markets and the outcomes which are likely to be seen in the short to mid term is a firming of property prices – In our opinion it will be slow and steady – but it will happen.</p>
<p>‘Lorne – Weekly report’. As we draw to a close on historically one of our quietest months on our annual calendar we can report that this May has been more productive than most.  Both with visitors to our town and activity in general the month has been strong.<br />
On the sales front we can report three transactions in excess of a million dollars which underpin our ongoing confidence and optimism in the market in which we specialize, backed up by another three in the $700,000 to $1,000,000 price range.<br />
Again the common thread behind every one of these deals was the willingness of property owners to “meet the market”.<br />

				<content:encoded><![CDATA[<p>‘Lorne – Market Round up’. Last weekend I was fortunate enough to attend the Australian Real Estate Conference at the Gold Coast convention center.  It was a great two days of listening to world best real estate speakers and also some great Australian business people and media commentators.</p>
<p>To hear people like Sydney’s Alan Jones and Aussie Home Loan king John Symond spruik their stories and forecasts for the future gave me great comfort as they both displayed thoughts that have been aligned to ours over the past months.  Both were strong in their beliefs that the property market has bottomed and fueled by the lowest interest rates in history, opportunity has never been stronger!</p>
<p>Speaking with fellow real estate agents from the Gold Coast, Sydney, Broome and Margret River there continues to be one clear message that the market is better this year than it was at the corresponding time last year.</p>
<p>‘Lorne – Weekly report’. The Great Ocean Road International Marathon has been run and won and again the region had great numbers on the coast and within excess of 5000 competitors and was acclaimed the “best” yet and one which we are proud to be their major sponsor!</p>
<p>The local property market has continued to produce turnover where buyers can see value at a time of the year when historically we are quiet.  The signs of improvement are consistent and with the sale during the week of an apartment that had been on the market for in excess of 2 years confirms how crucial re-alignments are in achieving success.</p>

Without doubt the biggest news of the week has been the Reserve Bank of Australia taking the lead to reduce interest rates to their lowest point in history at 2.75%.  This landmark level and “market optimism” combined with the Federal election later in the year surely must signal the final opportunity for those wanting to secure a lifestyle asset at the bottom of the real estate cycle.<br />
There has never been a better time to enter the Lorne property market than this very moment and in years to come your prudent decision can be aligned and prefaced by the bottom of the cycle in 2013 when interest rates were only 2.75%</p>

				<content:encoded><![CDATA[<p>‘Lorne – Market Round up’. According to the recent post by R.P Data dwelling values across the country contracted – 0.5% over the month of April after posting a solid 2.5% gain over the first three months of 2013.</p>
<p>Based on the April R.P Data Rismark Home value index, capital city dwelling values recorded their first month on month decline since December, posting a -0.5% fall across the combined capital cities index.</p>
<p>The April decline in dwelling values partly reverses the growth seen over the first quarter of the year where capital city dwellings rose by 2.8 per cent.</p>
<p>The positive is that according to R.P Data’s director of research, Tim Lawles, the April results represent more of a stumble along the path to recovery than a sign of a renewed trend in value falls.  </p>
<p>‘Lorne – Weekly report’. The last week of April produced a flurry of real estate activity that started with the auction at 8 Kerrie Court, Aireys Inlet.  The brilliantly located two storey dwelling was promoted in the $760 &#8211; $800k price range and after being announced “on the market” in this range eventually sold after vigorous bidding for $850.000.  A further three Lorne contracts were concluded in the week following the auction to continue the demand for well priced stock.</p>
<p>The month of May is “marathon month” – The Great Ocean Road Real Estate – International marathon which this year being its ninth running. With just over 5000 entries, 100 from overseas, this year’s event will be the biggest yet.
