‘Lorne – Market Roundup’

The continued talk appears to be around the ongoing performance of the Melbourne Residential property market following last weekend’s massive auction offering. With an offering just in excess of 1500 properties, it was the largest recorded display of Melbourne property.
Equally impressive was the clearance rate on the day of almost 75% which was almost 15% higher than the corresponding time five years ago. This continued market strength is a good early pointer for the summer activities on the coast.
We have noticed that buyers are certainly more active than the corresponding period last year but also extremely cautious as they scour the market looking for what represents value. So for those looking to sell a property, the message remains very clear – you must been keenly priced!

‘Lorne – Weekly report’

The big news on the coast for the week has been the announcement that IMG, the International Marketing Group, has secured the ownership of the Great Ocean Road Marathon and have a vision to make it a “destination marathon” on the back of their belief that it will be promoted as the most picturesque marathon in the world.
Derby Day historically signals the start of the Spring/Summer selling season on the coast and this year appears set to be an improvement on the last. With a good selection of well-priced stock around the entire coast we are hopeful that the successes of the Melbourne Market will filter through to the coast.
The past week has seen continued activity with a Lorne townhouse selling for in excess of a million dollars at one end and a Mantra studio apartment under $100,000 at the other. With the Melbourne Cup long weekend we are expecting a huge crowd in town for the weekend and on the back of a great book of stock, the astute buyers will be looking for the early pickings!
