Lorne – Market Round Up
The Australian Bureau of Statistics (A.B.S.) released the Consumer Price Index results for the December quarter during the week. The December results provide a timely summary of consumer price rises up to the end of last year.
Headline inflation was recorded at 8% over the final quarter of the year and was 2.7% over the year. According to R. P. Data’s Cameron Kusher the most interesting fact is that the two final quarters saw inflation of 1.2% and 8.0% an annualised rate of 4.0%. The current inflation rate sits within R.B.A’s target band of 2% to 3% however; the strong level of inflation over the past two quarters lessons the prospect of interest rate cuts for the time being.
From a residential property market prospective the effects of inflation are also important to consider. Based on the R. P. Data Rismask Home Value Index, combined capital city home values increased by 9.8% in 2013 however, when you adjust for inflation the growth was a lower 6.9%. The point of interest here is that when talking property values in your local area you need to qualify whether they are adjusted to inflation to ensure the “real net” outcome.

Happy Australia Day weekend and where has the first three weeks of January gone! We are all so tied up in the rush of Christmas and the New Year that we can sometimes lose track of how quick time passes us by. This year has started the same way with the New Year well behind us, the Pier to Pub swam and won in a record time and can you believe it – children starting back at school next week!
Real estate activity has been tracing a more uncharacteristic path with the occasional surge of transactions and then an explainable quiet period to follow. As the end of the month draws nearer and we close in on our budgetary targets the stark reality is that we are a long way from where our local real estate markets were heading ten years ago.
The positive to emerge is that volumes of transactions are approximately 12% up on where they were for the financial year date period compared to last year.
