APOLLO BAY- MARKET ROUND UP
A number of factors have resulted in recent headlines predicting ‘doom & gloom’, however the current market here on the coast, although a little quieter in recent weeks, can be best described as steady transactional activity.
When researching property, we must examine individuals in order to comprehend the elements that will influence and alter their decisions when purchasing real estate; these aspects will drive demand and supply.
When assessing if boom or bust is around the corner, Certified Property Valuer, Gareth Kent suggests asking yourself “what has changed in my world that would make me change my decision-making process about my property”.
Forthcoming elections?
With two major elections on the cards, and promises such as road & public transport upgrades, education funding, health and defence spending, these factors stand to impact people’s decision making, causing uncertainty through the process and resulting in an extension in the time it takes people to make their decisions. This in turn directly correlates into longer selling periods for property. Though this process is only a temporary delay, with uncertainty often disbursing once voting has concluded.
Interest rates?
While all major Australian banks are predicting rate rises, historically these rises have been in 0.25% quarterly increases, allowing people time to absorb & adjust. Despite a prediction in rate rises, all banks are also forecasting property values to still increase in 2022.
Inflation?
As consumers, no doubt we have all noticed an increase in pricing across the board, whether that be for an apple or a lawnmower, inflation is certainly here! But we can look to history and see that with inflation often comes long overdue wage growth. Combined with current low unemployment rates, wages are being forced upwards.
While we can’t accurately predict the future, change is constantly imminent. Instead of being apprehensive to change, we can allow ourselves more clarity around what to do and when by working to understand the driving impacts behind our property decisions.
