Lorne – Market Round Up
According to an R.P. Data report yesterday Melbourne has 46 suburbs with a median house price in excess of one million dollars. Toorak had the highest value at $2.756 million and Ormond the lowest at $1.005 million.
Values may range between Toorak and Ormond, however if you are a buyer it will be numerically easier to purchase in a suburb with a larger number of houses on the market. For instance, the five million dollar suburbs with the highest number of houses on the market were Portsea, Brighton, Toorak, Balwyn and Canterbury. In these cases between 7.2 and 6.1 per cent of houses were on the market for over 12 months ending in November. This is well above the city wide number of 5.2 per cent.
At the other end of the spectrum were some very tightly held but geographically diverse suburbs; Kangaroo Ground, Caulfield, Ivanhoe, Parkville and Kew East with between 2.3 and 3.1 per cent of houses on the market buyers had a much harder task buying.
Interesting that the suburbs where the largest volumes of houses are currently on the market correlate to the postcodes of our buyer profiles???

Lorne – Weekly Report
After getting over all the excitement of the “Jaws” hype earlier in the month it was time for something a bit different, it was “Mad Max” as the bikie gang the Fourth Reich arrived in Lorne for an overnight stay. Camping on the lovely grassed area above the Point Grey precinct the lads from Melbourne and Wollongong chapter were well prepared with their own kitchen, furniture, swags and food van. There is never a dull moment in Lorne!!
Real Estate has also shown some colour over the first half of February with multiple contracts having been executed over the past week. With sales in Roache Court, Grove Road, Deans Marsh Road and the Cumberland Resort its been an up and down period in the market. The recent results have helped get the summer property market “back on track” but only to parallels of last year at a time when we were optimistic it may have been stronger.
