September was a strong month, with vendors meeting the market and genuine buyer activity driving good results. We are also seeing an increase in attendees at open for inspections, particularly at the lower end of the price range, highlighting the growing pool of active buyers.

Of the 5 sales recorded in Anglesea for September, I achieved four of them.  Two of my sales attracted multiple interested parties, and two — 35 O’Donohue Road and 13 Mawson Avenue — were on the market for less than two weeks, reflecting the strength of buyer demand. My standout result was 35A Harvey Street, which set a record breaking result in Anglesea.

Well-presented properties attracted solid enquiry and inspections, while realistic pricing proved key to securing successful outcomes. Buyer confidence is clearly building ahead of the busy spring and summer period, setting the stage for more activity in the months ahead.
