Another two sold stickers applied this week after 16A Grove Road and 1 Holliday Road conditional contracts were satisfied. After nearly 18 months on the market 1 Holliday Road has found a new owner, through vendors perseverance and showing a willingness to meet the market.

Traditionally this time of year most contracts are with short settlements with the purchaser’s desire to have their new holiday house for summer. As we hit mid-November, the desire of having the beach house for one last summer kicks in for the vendor and then we usually negotiate half of summer with a mid-January settlement.

Gone are those days since the land tax legislation was changed from pro rata to the full amount being the responsibility of the property owner as at 1st January!
