A market finding its feet
As we move further into Spring, the Anglesea market continues to show signs of settling, with good buyer enquiry and buyers actively looking for the right property.
The latest figures show the median house price sitting at around $1.24 million, based on sales from September 2025 to August 2026. This represents an 11.6% decrease over the past 12 months, reflecting the market adjustment we have experienced across Anglesea. More recently, however, the latest quarterly data shows the median at approximately $1.3 million with no quarterly change, suggesting the market is beginning to find its feet.
Median days on market is currently sitting at 93 days, which is another important indicator of where the market is today. Buyers have more choice, they are taking their time, and they are very aware of value. This doesn’t mean there aren’t buyers in the market, rather, they are being more considered in their decisions and responding to properties that are well presented and realistically priced.
Location, presentation, views, land and proximity to the village, river and beach continue to play an important part in how buyers respond, and we are certainly seeing genuine interest when the right property comes to market.
This week we are excited to launch 48A Melba Parade, an extraordinary architectural residence in one of Anglesea’s most tightly held coastal pockets. Elevated amongst the native ironbarks and capturing breathtaking 180-degree ocean views from Point Addis to Point Roadknight, this is a home of exceptional craftsmanship, warmth and character, and a standout addition to the Spring market.
15 Betleigh Street is another property that really is something special. Set within beautifully established grounds of almost one acre, this incredibly private residence offers a rare combination of space, lifestyle and connection to its natural surroundings, complete with a geothermal heated swimming pool, spa and direct access to bushland. Offers are invited by 6 October, with the price now $2,600,000.
We have also adjusted the price of 12 Cameron Road to $1,395,000. In the current market, this now represents excellent value in a prime Anglesea location and is certainly one for buyers to take another look at.
For sellers, the current market reinforces just how important it is to understand the competition and position your property correctly from the outset. For buyers, there are some genuine opportunities across Anglesea at the moment, particularly for those ready to act when the right property comes along.
With Spring underway and Summer not too far around the corner, we’re looking forward to a busy few months ahead and continuing to connect the right buyers with the right properties.
And for all the gin lovers, our local Great Ocean Road Gin is hosting free gin tastings at GROW this Saturday from 11am to 2pm. A great opportunity to pop in, support local and enjoy a taste of the Surf Coast.
