As another year draws to a close, one that at times has felt longer than most, yet has also seemingly flown by before our eyes, we would like to take this time to thank all our valued clients for your support in 2021, we wish you all a safe & Merry Christmas & very best wishes for the New Year ahead. APOLLO BAY- MARKET ROUND UP

Apollo Bay’s year in the sun. It has been a dynamite year for the property market on the coast. Buyer enthusiasm and property sales transactions have been at unprecedented levels, and property values have escalated by up to 30 percent as buyers scrambled to have their name on title deeds of properties in the Apollo Bay region throughout the year.

Great Ocean Road Real-Estate was once again top with unprecedented volume. This success is attributed to 30 years of building strong relationships with domestic, interstate, and overseas clients, a trust that becomes invaluable especially when buying sight unseen on the strength of a recommendation.

Trends include a shift to finding homes or apartments to move into. Rather than speculative investments.  A high portion of properties were bought by Melbourne residences planning for their move or future holidays and with borders open again, a fresh buyer surge will arrive in 2022, all hoping to fulfil their aspirations.

New records were set across all property types in 2021:

APARTMENTS/TOWNHOUSES  
Were in strong demand with medians sitting around $638K for year ending 2021 with 2/15 Cawood Street recently selling in excess of 900K.

HOUSES  
In premium locations established new records and benchmarks, with the median now sitting at $897,600. At 18 Point Avenue, Skenes Creek a house was negotiated earlier this year for $860,000 through a Zoom platform auction, exceeding the price expectation by $65,000, the property was last sold in 2019 for $399,000, a clear indicator of the market growth over the past 2 years. Confidentiality agreement restricts reporting a couple of higher sales.

LAND  
Buyers have been snooping on land and new subdivisions at Milford Estate. Sales record high demand and record pricing in excess of $600K, with the median sitting at around $602,200.
