LORNE – HERE AND THERE
The very biggest of welcomes to those heading into Lorne, and the Great Ocean Road corridor, through the weekend. Its been a long time since you’ve been allowed down with us but we are so glad to have you back. After 111 days our friends from the Melbourne Metropolitan area are “allowed out”, and the weekend is shaping up to be the biggest since Christmas. With no Easter, school holidays, Queens Birthday, AFL Grand Final or Melbourne Cup long weekends this year, the joy on the faces of people entering town is unmistakeable. What so many of us down here have never taken for granted, is unfolding as a very special weekend treat to thousands!
The buzz in Mountjoy Parade has been building all day today and with our major accommodation providers having zero vacancies, many restaurants booked out through multiple seatings, the scene is set for the town to experience a taste of what lay ahead for the summer months.
We hope you enjoy your new freedom while at the same time respecting the disciplines and requirements of the COVID-19 social distancing, mask wearing and hygiene that the Lorne and coastal communities have been so self-conscious of!
LORNE – MARKET ROUND UP
Regional Victorian buyers jumped in during their last week of personal exclusivity in a bid to lock away their dream coastal asset, before the strong cross section of Melbourne buyers were able to hit the coast. Three sales for the past week (all at full asking price) in the range of $795,000 to $2,075,000 have well and truly reinforced that all the media, print and social, reports that regional and lifestyle markets across Australia all experiencing above normal demand are spot on.
As the market momentum continues to roll towards Christmas and the New Year, our statistical data continues to reveal the average number of days on the market coming down at a very fast rate. Our top sale for the week was listed last Friday and contracted on the Sunday. Two buyers, both being serviced by different agents within our town, and the deal was complete within 3 days. I wrote last week about the shared fee structure of our team and its times like these where you can’t afford not to capitalise on the experience and exposure given by all. Three plus one does not always equal four!
