A quick glance at the internet will tell you that right now there are currently 36 properties for sale in the postcode 3231, which incorporates our area of operation being Aireys Inlet, Fairhaven, Moggs Creek and Eastern View. Of course this figure changes very regularly.

Whilst this may not seem a lot to many people, for our area this is historically a high number. There has been a particular increase in listings in the past month or so coinciding with the onset of spring. It was also a fairly quiet few weeks for sales in September which was actually one of the quietest months for some time. October however has certainly seen an increase in buyer activity with transactions starting to take place.

For those looking to sell now in what is more traditionally a sellers market (where the demand outweighs supply) it is critical to price accurately, have first class presentation and implement broad marketing. The need to stand out from the competing listings has not been greater for some time, perhaps back to around the days of the GFC. The positive is that buyer activity has certainly picked up in recent weeks. We are seeing offers being placed with a bit more confidence and some deals coming together.

We had guest speakers and industry experts passing on their knowledge and advice for working in this market. Former Great Ocean Road Real Estate director Dale Whitford was among the presenters and was, as always, entertaining. Dale left us years ago very amicably to start up Whitford Property in Geelong and quickly developed into Geelong’s premier top end and project development agency. His insights were very interesting.
