Data Rismark June home values results released earlier this month confirmed that Melbourne dwelling values rose by 1.8% over June but are still lower over the quarter with a 2.4% fall. This further highlights some very short term variability against a stable background with a 2.9% rise over the first half of the year. Accordingly the market is well placed for Spring, well ahead of any of the previous three years. The data shows that

this is less of a roller coaster ride than the last two Melbourne cycles in 2007 and 2010 and is therefore likely to be more sustainable. This all goes well for Lorne, we didn’t experience the buoyancy of 07/10 and sitting on a low base the short to mid-term forecast is looking good as our biggest indicators are those of the Melbourne market.
