Lorne – Market Round Up According to R. P. Data Rismark June home values results released earlier this month confirmed that Melbourne dwelling values rose by 1.8% over June but are still lower over the quarter with a 2.4% fall. This further highlights some very short term variability against a stable background with a 2.9% rise over the first half of the year. Accordingly the market is well placed for Spring, well ahead of any of the previous three years. The data shows that
this is less of a roller coaster ride than the last two Melbourne cycles in 2007 and 2010 and is therefore likely to be more sustainable. This all goes well for Lorne, we didn’t experience the buoyancy of 07/10 and sitting on a low base the short to mid-term forecast is looking good as our biggest indicators are those of the Melbourne market. Lorne – Weekly Report Hard to believe the kids are back at school, the third semester now underway and its now a downhill run to Christmas. As we continue to dissect the results of the past 12 months on the coast there is one clear trend and that is “all sectors in our market area” (i.e. The Great Ocean Road) have performed differently. For example Aireys Inlet, Fairhaven, Moggs Creek and Eastern View have been the stand out along the Road, with both volumes of transactions and prices achieved. What continues to amaze is that real estate in Lorne is representing as good a value as of any time in the past 30 years and is yet to be “re-discovered” in light of the value that it now represents comparatively to our coastal neighbours – I’m sure change is not far away. If you’re in town this weekend head up to the Stribling Reserve where Lorne play host to Birregurra and with the formal opening of the new netball courts scheduled for 12 noon a great opportunity to show your support for the Dolphins and the agencies who made this all happen.
