Lorne – Market Round Up
A few weeks ago, I made mention of higher confidence for people considering the purchase of vacant allotments in bushfire prone areas, obviously the majority of these vacant allotments are zoned residential.
This week I’m pleased to inform you of a great sale at 180 Erskine falls Rd, Lorne which sold for $445,000 against an asking price of $455,000.
An interesting story in the history of this listing, the 10 acre allotment is zoned “Rural Conservation” and was initially listed with an asking price of $480,000 in 2011. The property did not have any planning approval, the property sat on the market for an extended period of time (approximately 2 years), throughout that campaign, we received negative feedback from people who made planning enquiries through the relevant authorities. Tired of the buyer feedback, our vendor withdrew the property from sale to pursue a planning permit in order to demonstrate the ability to develop the site, a year or so later a permit was granted, the property was marketed and consequently sold with 4 weeks!
