There is an old saying in real estate that a property which is well presented, well marketed and well priced is almost already sold.
This week we contracted just such a property at 165 Boundary Road, Aireys Inlet.
Five weeks ago I met with the vendors of the property who were looking to sell. They asked me the usual things about value, costs to sell etc etc.
I provided my recommendations to present the property including some gardening, some de-cluttering and a few other things. I also provided my recommendations on marketing which were slightly tweaked to suit the vendor’s requirements. I also provided a realistic appraisal of value based on other sales in the area as well as the state of the current market.
The property was contracted this week right in the middle of the recommended price range after only four weeks on the market and after receiving offers from four different parties throughout the campaign.
A seamless process for the vendors and the property sold in a timeline and with a settlement that suited the vendor’s needs.
